Dilapidations

We prepare Schedules of Condition and Schedules of Dilapidations for a variety of business clients, including property investors, landlords, tenants and charitable organisations.

A Schedule of Condition can give valuable protection at the commencement of a lease by evidencing condition for later reference. This gives protection to a tenant facing a potential Landlord’s claim for damages. It also provides protection for Landlords of good demises.

Our dilapidations service includes assessing claims for damages, negotiating settlements, and arranging for the necessary repairs to be completed.

Schedules of Condition

We provide detailed survey pre-acquisition and pre-lease survey reports of properties for business clients within the commercial, retail and industrial sectors.

An inspection and report will typically include:

  • a visual check of services

  • accessible sub floor and roof voids

  • grounds and outbuildings

  • advice on problems and remedial works

  • environmental and other relevant matters

  • full photographic coverage, with a written overview
